    IF YOU'RE A BUYER:  Why choose Cathy McCarthy?  My services are FREE to buyers.  I will show you as many homes as you need until your head aches with the possibilities.  It is not out of the realm of reality to show a potential buyer up to 15 or 20 homes a day.  And if we cannot find one that day, we'll do it again, over and over, until we can find that home together!  Some Realtors will show you 5 or so homes and then pressure you to buy one.  Not me....we will truly "SHOP TIL YOU DROP"  if that is what is required.

House hunting WITHOUT a Realtor?  Sellers pay the commission to a buyers agent, not the buyers.  Think you can save money by house-hunting on your own, and getting better negotiation with a seller because you are not represented?  Think again!  You'll just do the listing agent a favor by doubling his/her commission; he/she will get both the buyer's side and the seller's side of the commission.  Think about this....how do you know that you are getting the best deal from the seller?  You ended up paying $235,000, and the seller's original asking price was $265,000.  How do you know that's a good price?  We might have been able to negotiate the price to $225,000!  What kinds of things will effect negotiations?  If the seller refuses to lower the price, what do you do?  What things will be staying with the house?  Is that in your contract?  Is there a warranty on the house and it's appliances?  What will you do if something goes wrong with an appliance in the first year?  Do you have a right to inspection and cancellation?  Who's looking out for you when the contract is written? Do you have an appraisal that suddenly is lower than you have agreed to pay?

MY SERVICES:  I will show you as many houses as it takes to get the right home for you.  I will run comparables to show you what similar homes in the neighborhood have sold for in the last few months.  I have 9 years of experience negotiating contracts and I'll use that to the best of my ability to negotiate the best price that we can get.  I will tell you if I think the house is overpriced, underpriced or priced just right.  I will negotiate additional terms for you aggressively including home warranty programs, closing cost assistance, closing dates.  I will give you a list of reputable lenders to choose from to assist you in aquiring your home mortgage.  I will tell you how to compare "Good Faith Estimates" from lenders to choose the right program for you.  I will help you in any way I can to make your home purchase go smoothly from start to finish.  Best of all, it's FREE.

IF YOU'RE A SELLER:  You will benefit from my website's high profile internet exposure.  You will see results from my marketing plan of action.  You will have the visibility necessary to sell you home.  That is the key to selling in todays market...VISIBILITY.  It is not enough to just rely on the MLS database anymore.  It is a buyer's market and there is simply too much inventory to choose from.  You need a Realtor who will be honest in the assessment of your home's value and a Realtor who will give you exposure on the market above and beyond the norm.

If you are a FSBO (for sale by owner), I wish you luck.  I respect your efforts.  I was a FSBO once and know how difficult it can be to sort through the piles of paperwork needed to protect yourself in this day and age, not to mention the time involved in the process.  No shows, un-qualified buyers, strangers calling your home....it can be overwhelming.  After 6 months or so, when you really want your house to sell, call me.  I'll sit down with you and tell you how I can sell your home. 

My resources include at least SIX different website exposures, digital photography to display your home properly, virtual tours, & print advertising with color photos.  Your home will look great in the MLS listings and will stand out over the other listings.  People will want to look at your house because it's pretty, it's priced right and it's presented well.  And the buyer's agent share of the commission will be competetive in order to maximize showing incentive;  we want buyer's agents to show your property...they offer us our best opportunity to capture ready, willing and able buyers.
